A new construction permit has been issued by the City of Chicago to replace a long-vacant lot at 1406 West Cuyler Avenue in the Graceland West neighborhood of Lake View. The permit was issued on January 10, after an application date of July 8, 2024. Costs for the new build are estimated to be $200,000.
The permit allows for three units in a three-and-a-half-story building, plus a basement. A rear metal stairway will connect all floors, and will include decks for outdoor space. No garage is included; instead, there will be three parking spaces on a concrete slab accessed from the alley off Southport Avenue. GSL Design of Glenview, IL is the architect of record, with Skal Construction & Development of Elk Grove Village named as the general contractor.
Residents of 1406 West Cuyler will be a one-block walk from CTA bus service via Route 80 on Irving Park Road. One block east of there, at Irving Park Road and Clark Street, are stops for the Route 22 Clark bus. Routes 9 and X9 are four blocks west at Ashland Avenue. The Route 80 Irving Park bus can be used to connect with the Irving Park Brown Line elevated platform to the west and the Sheridan Red Line platform to the east. Both are a little more than half a mile from the construction site.
