A demolition permit issued on January 8 by the City of Chicago will allow for the razing of a 1917-era home at 4125 North Narragansett Avenue in Portage Park and the redevelopment of the lot into a three-story, 18-unit residential building. Real estate records show the home sold for $585,000 in 2023, with developer Borter Z, Inc making the purchase and delivering plans for the new project.

Sitepro Services is named as the demo contractor, at an estimated cost of $12,000. 4125 North Narragansett and its next-door neighbor, 4123 North Narragansett, are the last holdouts of a row of five old houses on this section of the block. There are no recent transactions that would indicate 4123 will be taken down and redeveloped, but three houses immediately south, at 4119, 4117, and 4111, were demolished in 2016 and replaced with a pair of three-story, 15-unit buildings completed in 2018.

That means this new development will leave one last house standing, surrounded by three-story apartment buildings on either side, as well as a large multi-family condominium complex across the street. Even so, at a community meeting in 2023 to introduce the proposed apartments, Block Club reported that some neighbors claimed the “design of the complex doesn’t fit with the single-family character of other houses in the neighborhood.” It appears the project is moving forward despite those protestations.

A pending construction permit in the Chicago Data Portal shows an upcoming three-story building built on slab, so it will not include a basement, with rooftop access. A driveway off Narragansett will connect to a parking lot at the rear of the property with 18 off-street spaces. Lucid Engineering Services Group is named as the architect of record, and Borter Z will be their own general contractor. No word yet on when construction will begin.
