Demolition work is complete, save for a front stoop and some foundations to be excavated, on a pair of residential buildings at 2832 and 2834 North Racine Avenue in the Lake View neighborhood. The two multi-unit residences were sold by a private seller this past summer, according to 2832-2834racine.com, a website set up for the two properties. Real estate records show the entity of 2834 Racine LLC as the buyer, who in turn is listed in both demolition permits as the property owner. Tir Conaill Concrete was assigned as the demo contractor.
The new owner is planning to turn the site in a three-story, four-unit development, according to a pending construction permit on the Chicago Data Portal. The aforementioned website stated that the two garages at the back of the double lot had already been razed before the lots went up for sale, in an effort to cut down on demo costs for a prospective buyer.

According to real estate site Redfin, 2834 North Racine’s sale closed first, in July of 2024, at a selling price of $1.45 million. 2832 was next, selling in September for $500,000. The homes were built in 1889 and 1890, respectively. The new homes could receive their approval to begin construction any day, with the application dated December 4, 2024.

Notably, one of these was a burned-out building which had been boarded up for some time. Nice to see it gone and a new structure emerging. This is 1 block from my house so I say YIMBY!
