A new construction permit has been issued for the property at 3456 North Claremont Avenue in North Center. Located on the southwest corner of Claremont and Cornelia Avenues, the new build takes the place of a two-story frame residence torn down in December. That home, which real estate records show was built in 1890, sold in August for $625,000.
The new permit was issued on December 18, with the application being filed on November 20. G Alan Development Group is both the developer and general contractor for the new home, designed by Pavlovcik Architecture. The permit calls for a two-story, 5,320-square-foot structure with a rooftop deck. There was a garage demolished along with the previous home, but the new permit states only that two on-slab parking spaces will be included. And while there is no definitive indication that this home will have an elevator, the permit does state “elevator installation is a separate submission and approval by the elevator bureau.”
As of the last week of December, demolition work on the old home has been completed, but work has yet to begin on the new building. The estimated cost of construction is $900,000. The house is being built on spec; at this time, it has not yet been listed for sale.
3456 North Claremont Avenue is located one block east of Lane Tech College Prep High School. Access to public transit is available less than two blocks north, at the intersection of Western Avenue and Madison Street and its stops for CTA bus Routes 49, X49, and 152. The 152 bus can be used to connect with the Addison Brown Line elevated platform, about three-quarters of a mile east.
