Potential Groundbreaking Announced For Mixed-Use Morgan Park Commons

A potential groundbreaking date has been announced for the mixed-use Morgan Park Commons at 11420 S Halsted Street in Morgan Park. Sitting on the northwest corner with W 115th Street, the project will redevelop a long-vacant Jewel Osco and its parking lots. We last covered the project in 2022 when it was announced before stalling until now.

Hoping to break ground in the first quarter of 2025, the project is being led by the Far South Community Development Corporation and DL3 Realty. Once completed, the nearly 12-acre site will contain 258-units, a decrease from the original 286, as well as 16,000 square-feet of retail space and a new community park.

Designed by Lamar Johnson Collaborative, the overall site plan has changed since its first iteration, switching to smaller footprint structures instead of as many apartment buildings. The park itself was also moved fully to the back of the site that will connect to the Mayor Taylor Trail, this is instead of running along the center of the plot.

Building’s within the new complex will be built in four phases, with the first phase incorporating the Preservation of Affordable Housing (POAH) as a co-developer. This portion will include two apartment buildings along Halsted, both rising four-stories tall and 50-feet in height with ground floor retail. These will be surrounded by landscaped plazas and a 32-vehicle parking lot each.

Inside of each building will be 42 apartments made up of studios and one-bedroom layouts, a change from the single-family home dominated surroundings. A majority of these will be affordable as all rents across the project will be restricted to 120-percent AMI or less, with most being available for those making 60 to 80 percent AMI according to the Sun Times.

Later phases of the development will include more apartments, multiple three-bedroom townhomes, plazas, and the aforementioned park which will hold a large performing and culinary arts center as well. The initial phase is now partially funded and will go in front of the Plan Commission soon, if approved, shovels could hit the ground early 2025.
