Construction is underway for Enclave Galewood, a residential development in the Galewood neighborhood at the western edge of Chicago’s Austin Community Area. Developers Harlem Irving Companies and Novak Construction got permits to build all phases of their project in late October of this year. Novak Construction is also the general contractor here; they are building designs by OKW Architects.
Progress to date consists of site prep and foundation work. All associated site prep was authorized with the development’s first permit approval, issued October 29 of this year.
Four separate new construction permits were issued in October:
10/29/2024 – a permit for a four-story, 125-unit apartment building at 1619 North Neva Avenue
10/30/2024 – a permit for eight 3-story townhomes at 1653 North Neva Avenue
10/29/2024 – a permit for nine 3-story townhomes, plus a 124-space parking lot and 20 bicycle spaces, at 7123 West Wabansia Avenue
10/29/2024 – a permit for eight 3-story townhomes at 7121 West Wabansia Avenue
While the townhome permits mention nothing about parking other than the 124-space parking lot, the Enclave Galewood website indicates each townhome will have its own attached two-car garage.
Enclave Galewood is located within a two-block walk of CTA bus service via Routes 72 and 90, as well as the PACE Route 307 Harlem bus. The Mars Metra station and its MD-W trains are 1.25 miles northeast. Due to the irregular shape of the Austin Community Area and its location in Chicago’s far western reaches, residents will live one block north of Oak Park, IL, one block east of Elmwood Park, IL, and one block northeast of River Forest, IL.
