Catching up on progress at the 400 Lake Shore North Tower

It’s time to catch up on construction progress at the North Tower at 400 Lake Shore. The build team of LR Contracting, BOWA Construction, and Goebel Forming continues to make headway on the Streeterville residential tower, with concrete and rebar still dominating the site.

As a reminder, the North Tower will rise 72 stories and just over 850 feet tall. There will be 635 rental units, 127 of which will be set aside as affordable. Designed by the Chicago Office of Skidmore, Owings & Merrill with David Childs, Stantec served as the Architect of Record. This phase of construction will also include the creation of DuSable Park, immediately east of Lake Shore Drive from the tower. Developer Related Midwest expects to have residents begin moving into their apartments early in 2027.

  1. Looks like they’re getting close to go straight vertical.
    The pit of despair is almost covered up.

    Will the temporary ramp stay in-place until the second tower is finished? Seems like a lot of ground work will be done in the final concept, but that ramp is a big chunk of it.

    • It is my understanding the new concrete ramp is permanent.

      • Hmmm I guess I don’t understand how the final site plan will come together then.

        The 2D plan + renders don’t expel much info. The graphic especially gets confusing on the East side of LSD.

        Is the goal for current construction to do the tower, center car port, and park?

        Any idea how the traffic plan is supposed to affect this site?

        • Yeah, there’s a lot going on there. And I don’t understand all of it. The park is part of this phase; I can’t speak for the car port. And I have no clue about the traffic plans.

  2. For a lot of reasons this is one of the city’s most significant projects of the past 50 years. It’s just hard to get as excited about it based on what it was supposed to be and what it could have been.

      The Calatrava tower wouldve been the most significant skyscraper in the city since Sears Tower
      Instead we must settle for another vanilla glass box that will be much shorter
      and much less dynamic

      But sometimes we have to settle for less friend

  3. To me that Calatrava Tower design was going to be as recognizable and iconic, worldwide. Like the Eiffel Tower, I was so impressive. Imagine seeing that as you were approaching Chicago over Lake Michigan. Chicago’s loss

  4. Unfortunately, this “settling for less” comment seems all to common when it comes down to unique or distinctive proposed Chicago Skyscrapers. A lot of bait and switch going on in this city. Darn shame!!

    Nothing personal but I think you just have a problem with chicago and not the “settling” part.

    Chicago has had all kinds of great, beautiful buildings go up the last 5 years.
    They don’t have to be the largest buildings in the country, just some of the nicest.

    The Calatrava tower will be built in Fulton Market it must be built
