At 1352 West Diversey Parkway in Lake View, a new four-story, three-unit residential building is in the midst of construction. The project, from Chicago-based Halcyon Development Group, replaces a three-story frame residence demolished in 2022. That building, constructed in the 1910s, was addressed as 1354 West Diversey.
Designed by Hanna Architects, the new building, permitted for construction on November 20, 2023, will feature rear balconies on the second and third floors, and a rear porch behind the first floor. The fourth floor will have an inset balcony at the front of the building, overlooking Diversey Parkway. Originally planned with three surface parking spaces at the rear of the property, an alteration was permitted in June of this year to instead build a detached three-car garage on the site. The garage will be topped with a roof deck.
BM UK Enterprise Company is listed in the permits as the general contractor for the new construction; DemoX was in charge of the demolition work for the previous structure.
Residents of 1352 West Diversey will reside in the second house northeast of the Diversey Parkway/Southport Avenue intersection, where they’ll have access to the CTA Route 74 bus. A two-block walk to the west leads to Routes 9 and X9 stops at Diversey and Ashland. The nearest L platform is the Diversey Brown/Purple Line station four blocks east.
