Construction progress continues on a three-story, nine-unit residential building at 4524 W Irving Park Road in the Irving Park neighborhood. Permitted to the address of 4007 N Kolmar Avenue on June 6, 2023, this was originally to have a basement level beneath the residential floors. However, a revision issued in April of this year eliminated the basement.
Amulet Construction Company of Schiller Park is the developer and general contractor at 4524 N Irving Park, and they’re operating with designs by architect Alan Leskiv. Neither permit indicated a rooftop deck, but it does look like most units will have inset balconies. Nine outdoor parking spaces are also included. With the brick façade mostly complete, windows should be on their way soon.

The building replaces an empty lot most recently utilized as surface parking, and will be located across the street from the recently completed Northwestern Medicine Immediate Care Old Irving Park. Construction cost was estimated at $800,000 at the time the permit was issued.

Residents of these nine dwelling units will have access to bus service for Routes 54 and 80 one block to the east. Access to Metra’s MD-N line is about a three-block walk down Kilbourn Avenue to the Grayland station, currently in the midst of heavy construction. According to Metra, work on the Grayland station will be complete in spring 2025.
