Details have been revealed for the expansion of the redevelopment of the former Maybelline headquarters at 5920 N Ridge Avenue in Edgewater. Located on the diagonal intersection with N Clark Street on the western edge of the neighborhood, the project will add on to the development called ‘The Mabel Exchange’. Efforts are being led by Ernst Development and Envoi Partners, with architecture-firm Hirsch MPG working on its design.

The wedge-shaped three-story structure was the headquarters of cosmetic giant Maybelline. The company started in Chicago in 1914 by pharmacist Thomas Williams. Creating his first mascara after observing his sister, Mabel, apply a mixture of vaseline and coal dust to her lashes, where the redevelopment’s name originates. Maybelline remained in the city till 1975 and was eventually sold to L’Oreal in 1996.

The upper floors of the structure contain 52 apartments which are fully leased, the expansion will redevelop the existing ground floor which is currently fully retail. The existing B&W Gym will receive a remodeled entrance as well as a new retail space on the main corner, with the rest of the space being converted to 17-residential units. A courtyard will be created in the center of the building and the select units will have an inset entry to create a patio.

Three of the aforementioned units will be considered affordable for those making 60-percent AMI. The redevelopment includes some facade updates with wood slat accents and a bright red cantilevered front canopy. The proposal will need approval from the alderman prior to being rezoned to allow ground-floor residential. No timeline has been revealed, city approval is also required.
