Initial permits, including foundation and superstructure, have been approved and issued for the development at 220 N Ada Street in Fulton Market. Located on the corner with W Fulton Street, the mixed-use development was originally proposed in 2021 under the address of 1353 W Fulton Street. The project is being led by Shapack Partners, CRG, and KMW Communities and received city approvals in 2022.
Set to rise 29 stories and 314 feet in height, four feet taller than the original 310 height revealed in 2021, the tower itself is being designed by SOM with Gensler working on the interiors. However earlier this year we covered some of the design changes of the square-shaped structure. This saw the removal of its cantilevered balconies in exchange for a more flat exterior, while the interiors were revealed to utilize trending materials like leather and velvet.
The ground floor will contain roughly 12,300 square feet of retail space with a small corner plaza, as well as the entrance lobby and ramp to the parking garage from the existing side alley. The floors above will hold 115 vehicles and 58 bicycle parking spaces within the site-wide podium. This part of the structure will utilize two different facades to break the massing up in order to appear as two buildings, including one with a dark brick exterior.
Capping the podium will be a large outdoor deck with plenty of seating and multiple amenity spaces including a fitness center. The remaining floors will contain 308 residential units made up of studios, one-, and two-bedroom layouts ranging from 400 to 1,400 square feet in size, with nine larger penthouses. Of these, 62, or 20 percent, will be considered affordable for those making 60 percent AMI.
The tower itself will be clad in a curtain wall with a black metal panel grid spanning across the whole exterior, including a rooftop deck with a pool facing the city. The $140 million project recently secured funding and demolition permits for the existing building on site which has already begun. A groundbreaking is expected this March with Clayco serving as the contractor, with an expected completion date of early 2026.

It’s a pity they got rid of the balconies. There isn’t much outdoor space in that area. Having just a little personal outdoor space could make the units more livable.
