Construction permits have issued for a two-story mixed-use building at 1347 W 47th Street, located in the Back of The Yards neighborhood. The owner, filed under Maurizio Ursetta, is planning two commercial spaces on the ground floor, with two residential units above. Additional features will include an integrated four-car garage and a masonry trash enclosure. The property had previously been reclassified from an M1-2 zoning designation, allowing for industrial lots only to a C1-2 designation, allowing for retail with apartments above.
The project architect is listed as Christopher M. Dasse of Craft Architecture LLC. Initial elevations show a symmetrical masonry facade with large storefront windows and balcony railings attached to the above units. No renderings have yet been revealed.
Nearest bus transportation includes east and westbound stops for Route 47, located to the west at 47th & Loomis. Meanwhile, north and southbound stops for the 44 bus can be found less than a five-minute walk east to Racine & 47th, while Routes 9 and X9 are accessible via a six-minute walk west to Ashland & 47th. The two nearest CTA L stations are the Red Line’s 47th station, a 29-minute walk east and the Orange Line’s Western station, a 30-minute walk west.
Several parks lie within walking distance, including Packingtown Playground Park, an eight-minute walk southwest, as well as Davis Square Park, a 15-minute walk northwest.
Ursetta Development, Inc. will serve as the general contractor for the $420,000 project. A completion timeline is not yet known.
