Additional financing has been approved for the second phase of Ogden Commons at 1312 S Talman Avenue in North Lawndale. Located north of the recently completed first phase along the intersection with W 13th Place, the project replaces an empty lot that previously held a public housing complex. Efforts are being led by Ogden Commons JV LLC with local architecture firm SCB working on its design.
Ogden Commons replaces the Chicago Housing Authority’s Ogden Courts public housing complex. Built in 1953 the complex contained two seven-story mid-rises with 136 units in total, however like other CHA projects they fell into disrepair and saw increased crime due to lack of funds. Eventually the towers came down in 2005 and the site sat vacant ever since, sitting directly across the street from Mount Sinai Hospital and Cinespace.
The new building will join 1325 S Washtenaw Avenue next door, when fully completed the overall development will contain over 300 residences in total. The structure will rise four stories in height containing 75 mixed-income residential units most likely made up of one- and two-bedroom layouts. Of these, 30 residences will be for CHA, 27 will be considered affordable, and the rest will be market rate, aimed at workers at the hospital and film studio.
The building will be clad mostly in an orange brick with brown decorative bands, accented by gray panel sections to break up the overall massing. The approval for the funding came from the Community Development Commission, granting $9 million in Tax-Increment Financing (TIF) for the overall $38.5 million proposal. An additional $9.95 million will be provided by CHA in the form of a loan, currently a construction timeline is unknown.
