Demolition permits have been issued for a three-story building located at 1638 W Division Street in Wicker Park.
Currently occupied by a masonry multi-unit residential building, it is unclear what the owner, Division Development Group LLC, has planned for the property. However, the lot has been zoned under B3-2, which allows for large retail venues, with apartments allowed above ground-level. B3-2 also permits a floor area ratio of up to 2.2, in which the total floor area may be more than twice the area of the lot itself.
The lot is just west of the commercially-dense intersection of W Division Street, N Ashland Avenue, and N Milwaukee Avenue. Several CTA buses can be found at this intersection, including the east and westbound Route 70 along Division, the northwest and southeast-bound Route 56 along Milwaukee, and the north and southbound Route 9 along Ashland.
Available CTA L access, meanwhile, includes the Blue Line’s Division station, also located at the Division, Ashland & Milwaukee intersection.
A wealth of parks can also be found within a 15-minute walk, including the historic Polish Triangle to the east, the 4.15-acre Pulaski Park to the northeast, the 4-acre Wicker Park to the northwest, and the 8.9-acre Eckhart Park to the southeast.
Evergreen Solution USA Inc. has been listed as the wrecking contractor. No other permits have yet been filed or issued, and a timeline is not currently known.
