Permits have been issued for two adjacent single-family homes, part of a larger 12-home development by Lexington Homes. These two new Lake View residences, located at 1225 and 1227 W School Street, will each stand three stories and will be designed by Laszlo Simovic Architects, LLC. As noted in permit descriptions, features for these houses will include basements, five-foot high fences, and two-car frame garages with rooftop decks.
The master plan for the block will entail nine lots along School Street and Melrose Street. Each of the homes in the overall development will span between 4,000 and 5,000 square feet. Prices are expected to begin at $2 million.
The site is serviced is by bus Route 77 located at the intersection of Belmont & Racine, a four-minute walk walk southeast. The closest CTA Brown line stop is Southport Station, a seven-minute walk northwest.
Chicago Pro Builders is the general contractor behind the construction of both projects. 1225 W School Street is expected to cost just over $777,000, while 1227 W School Street is expected to cost $687,000. A previous update on Alderman Lawson’s website mentioned that work would begin and complete by early 2024. However, it appears that this timeline has been pushed back by at least a year.

A bit exclusive being SFH vs two/three flats. But a city needs a mix and it’s replacing an old industrial lot. So I’ll start the comments upbeat
Dang didn’t realize this was happening. A piece of land this big really should have been used for more dense housing. Could have had at least 100 somewhat more affordable units on this site. Instead we get 12 units starting at 2 mil
Completely agree. The city is currently in the middle of a $2+ billion project to improve transit capacity in this area. They really should be encouraging more density in these high-demand, amenity-rich neighborhoods.

We love the neo-trad stuff that Lakeview built in the early 2000s.

Still think it would be better if it was two or 3 flats. More families, denser area because lakeview is already very dense, and it seems like a missed money grab for developers…
