A permit have been issued to clear a three-story, mixed-use masonry building and a detached frame garage. With an official encompassing address of 1511-13 Irving Park Road in Irving Park, both the building and parcel are owned by 1511 Irving Park LLC, according to the recent filing.

With a zoning designation of RM-5, the site can accommodate up to medium and high-density apartments. The designation also allows for a floor-area-ratio of 2, meaning that any development’s square footage could be up to twice that of the lot. Lastly, these rules also permit any new residential structure to be built up to a height of 45 feet.

Lake View High School and Lakeview School Park are both contained in the block across from the property. Additionally, Wrigley Field can be found within walking distance, 16 minutes southeast from the property. The nearest CTA bus transit, meanwhile, is steps to the west for Ashland & Irving Park, with service for Routes 80, 9, and X9. Additional stops for Routes 9 and 80 also lie less than a minute’s walk east. Further routes include Route 78 to the north and 152 to the south.

The Brown Line for the CTA L stops at Irving Park station, an eight-minute walk west. Nearest Red Line access meanwhile includes Sheridan station, a 23-minute walk east. Wilson station has access to both the Red and Purple lines and is located a 26-minute walk to the northeast.
