Construction Progresses on PLSN Condos at 816-832 W Cullerton Street in Pilsen

Construction is progressing on the multi-building development, PLSN Condos, located at 816-832 W Cullerton Street in Pilsen. The site is between S Halsted Street and S Peoria Street. The nearest public transportation is the 8 and 62 CTA bus routes, accessed at the Halsted and Cullerton stop, within a one-minute walk from the site. Public 2 LLC is the developer behind the project.

Designed by Hanna Architects, the development is made up of four parcels with three buildings at 816 W Cullerton Street, 822 W Cullerton Street, 826 W Cullerton Street, and 832 W Cullerton Street. Construction is progressing on the development and is overall significantly complete. All of the buildings are designed similarly, with each having four floors, except 832 W Cullerton Street which has three floors.

816 W Cullerton, 822 W Cullerton, and 826 W Cullerton will consist of three almost identical buildings, each four stories tall and with six residential units, totaling 18 units for the development. Each building will have a rooftop deck, rear decks with stairs, and detached three-car garages along the alley. Buildings at 822 and 826 W Cullerton Street will feature a basement, while 816 W Cullerton Street will feature retail space on the first floor without a basement.

832 W Cullerton is a final fourth building, rising three stories and comprising five residential units. The building will also feature a basement, rooftop deck, rear deck with stairs, and a detached six-car garage. The structure is now finished and was the first to be complete. 826 W Cullerton is also complete.

Work has continued progressing on 816 W Cullerton and 822 W Cullerton since our last update. The finishing touches are being put on 822 W Cullerton, with crews working on the interior units. The structure has topped out for 816 W Cullerton, awaiting the final roof framing. Crews have been installing the interior framing, as can be seen from the recent photos. The building will feature retail on the ground floor with units on the floor above. Recent permit filings show that the developer is looking to deconvert the structure from the original six units down to three residential units. The permit has not yet been issued, however construction continues.

DOM Properties Investment is in charge of the construction of the project. The development is expected to begin occupancy this fall 2020. Due to the staggered construction, this deadline is most likely intended for the initial units, with the rest of the development completing within the next year.
