Construction permits have been issued for a three-story residential structure set to rise at 3012 W Lyndale Street in Logan Square. Filed under the owner name of 3012 W Lyndale LLC, the dual-unit building will feature a rooftop deck and enclosure, a roof-level trellis, and a rear deck. Parking will include a two-car garage, also with a rooftop deck. The new development will replace a two-story frame residence with a detached garage.
John C. Hanna of Hanna Architects is serving as architect of record. While no renderings have yet been released, the permit filing lists multiple masonry contractors, which likely signifies a brick or stone facade.
The development site lies just a two-minute walk southwest of the 7.7-acre Palmer Square Park. Nearby is also the juncture of multiple CTA bus routes. These include the Route 74, with stops along W Fullerton Avenue via a five-minute walk north. Slightly further east from these stops is the Milwaukee & Fullerton intersection, with northwest and southeast-bound stops for Route 56. Meanwhile, a six-minute walk to the east is the Route 94 bus, with north and southbound stops at California & Milwaukee. Lastly, via an eight-minute walk south is Route 73, with east and westbound service from Armitage & Humboldt.
Nearest CTA L Blue Line availability can be found via California station, located a six-minute walk east.
Bachula Development Inc. is serving as general contractor of the $660,300 project. No opening date or timeline has yet been revealed for the new structure.
