The Madison + Carpenter project, led by ZSD Corp, is swiftly progressing, replacing a series of single-story masonry structures with a six-story building at 6 N Carpenter Street in the center of West Loop. Despite being under construction, the 13 condominiums within this development are already sold out.
The units range from 2,400 to 3,800 square feet, and are priced between $2 and $3 million. Every unit offers private elevator entry, open floor plans, 3-5 bathrooms, a separate family room, 1-2 offices, and floor-to-ceiling windows. Additionally, they come with spacious outdoor living rooms, creating more bedrooms and bathrooms than any other new construction development in the area.
SGW Architecture & Design, the project architect, integrated metal cladding, broad windows, and large stacked terraces into the structure. A unique design feature is the facade, which forms an open-air parapet at the southeast corner.
The project will have an on-site garage with 26 spaces, as well as various nearby options such Divvy bike stations, bus services on Routes 8 and 20, and Green and Pink Line service via Morgan station.
The residences offer urban views and ample natural light through glass facades. Each unit also includes a kitchen with fully integrated appliances, custom cabinetry, and quartz countertops, as well as two heated garage parking spaces and on-site storage.
The construction is handled by ZSD Construction, a branch of ZSD Corp, with project completion expected later this year.

Even tho it’s gone up at a glacial pace, it DOES look almost exactly like the rendering. Kudos to the contractor and construction firms.
Thanks Zaptron – It was a tough build. You can thank outside influences for the glacial pace 😉
Ah, supply chain woes? Well you guys should be proud of your work. You rarely see steel construction in residential like this nowadays.
Supply chain woes and labor issues. The labor market woes are much less talked about than supply chain woes 🙂
Tasteful addition to west loop, congrats to developer for good taste and meeting market demands.
