Townhouses Phase of Alcove Wicker Park Tops Out at 1650 W Division Street

Exterior work is nearing completion for the second and final phase of Vermillion Development‘s 55-unit residential project, known as Alcove Wicker Park at 1650 W Division Street. This newer portion comprises 12 townhomes, located just north of the Wicker Park seven-story condominium tower built in the first phase. A central courtyard will also be nestled between the buildings.

Architect Hirsch MPG is responsible for both the condominium and townhome designs. The 12 homes will occupy two rows that meet at an angle along the northern perimeter the site. The exterior will mimic the condominium tower with an array of brick tones and large loft-like windows. The fourth story of each home will partially house the private terrace, which is accessible from an enclosed penthouse room on the same level.

The townhomes are designed to accommodate three bedrooms with an optional fourth, as the alternative to a den. These boutique residences will also feature nine-foot-high ceiling spans, steel and concrete construction, and expansive outdoor space made up of second-floor balconies and fourth-floor terraces.

In June 2020 REjournals reported the townhomes range from 2,895 to 3,430 square feet in space, and $1,135,000 to $1,365,000 in price. The condo portion, meanwhile, has a wider range of prices, beginning at $600,000 for two-bedroom units, and maxing out at $1,150,000 for four-bedroom residences.

Within the townhouses, kitchens will feature quartz countertops, Viking appliances, and Copatlife Italian cabinetry. The bathrooms will also have Copatlife cabinetry, as well as floating wall mirrors and a separate hourglass soaking tub and shower in the master bath. On the ground floor of each home will be a built-in garage for two vehicles.

Both stages occupy the same address of 1650 W Division Street near the major three-point intersection of W Division Street, N Ashland Avenue, and the diagonal N Milwaukee Avenue. This intersection hosts a wealth of features, including major retail and dining corridors, historical plaza known as Polonia (Polish) Triangle, and multiple public transit options.

As far as bus transportation, three lines can be found in the immediate vicinity at the Division, Milwaukee & Ashland intersection, located less than a two-minute walk east. These options include the east and westbound Route 70 along W Division Street, the northwest and southeast-bound Route 56 along N Milwaukee Avenue, and the north and southbound Route 9 along Ashland Avenue.

The CTA L Blue Line can be found at Division station, also available from the three-prong intersection.

Work on the condo and townhome portions has been slightly staggered, with an early October 2020 opening for the condo tower, according to REjournals’ June article. A late November date of this year has been announced for the completion of the townhomes.
