Renderings Revealed For 6044 N Winthrop Avenue in Edgewater

Updated renderings have been revealed for the residential building at 6044 N Winthrop Avenue in Edgewater. Located just south of the intersection with W Glenlake Avenue, the project will replace a surface parking lot just east of the CTA tracks that run over its rear alley. Developer North Park Ventures is behind the upcoming building designed by local firm Kennedy Mann.

Developer North Park Ventures is behind various small residential projects across the city, and manages multiple existing properties. The 80-foot by 140-foot site at 6044 N Winthrop Avenue will be mostly occupied by the upcoming five-story structure containing 60,000 square feet of space.

Clad in a dark brick facade with punched in windows in a grid pattern, the corner will have a gray accent to mark the entrance below as the ground floor is clad in a contrasting light color. This first level will contain a small lobby, bike parking room, and a 35-vehicle parking garage, this will be topped by 64 residential units of which 20 percent, or 13 units will need to be considered affordable to those making 60 percent of the Area Median Income (AMI).

Future residents will have access to bus service for CTA Routes 36, 136, 147 and 151 as well as both CTA Red Line at Thorndale and Granville stations within a five-minute walk. The developers received their initial foundation permit worth $250,000 earlier this month, which was awarded to Quadrel Construction LLC to build out. Current construction schedules show a 2024 completion date for all of the work.
