Facade work is in the final stretch for a new 43-story mixed-use tower known as “The Row,” now officially addressed as 164 N Peoria Street in Fulton Market. Developed by Related Midwest, the 495-foot-tall edifice is the West Loop’s second-ever skyscraper (above 150 meters / 492 feet in height), with the first being 727 W Madison Street, built in 2018. The $200 million project will feature 300 residential units, of which 60 will be affordable, and a 146-vehicle garage embedded within the podium.
Previously the site of a low-rise industrial building, “The Row” will feature unit sizes ranging from 600 up to 1,900 square feet, with floor plans scaling from convertibles through three-bedroom units. In addition, six penthouse residences within the top two floors offer large inset terrace spaces, with those residences maxing out at 3,400 square feet.
As far as amenities, the top of the podium will feature an athletic club with yoga classes, an expansive study/co-working area, multiple lounges and entertainment spaces, and a children’s play suite. Residents will also have access to a sprawling 14,000-square-foot outdoor deck that consists of a pool, multiple kitchens, lush green spaces, and fire pits.
Morris Adjmi Architects’ design is characterized by large metal I-beams shaped in arched patterns of varying sizes, underneath which are floor-to-ceiling windows. The striking façade pieces can already be seen nearing the top of the tower.
An assortment of Divvy Bike stations as well as bus service for Routes 8 and 20 are readily available within a 10-minute walk. In addition, CTA L trains can be reached in only a two-minute walk to Morgan station.
LR Contracting and Bowa Construction are serving as the general contractors behind the project, with work expected to be completed this year. “The Row” promises to be an exciting addition to the Fulton Market neighborhood and a welcome new home for many Chicago residents.

Anyone hear anything about 901 N Halsted ONNI development? 400 N Lake Shore Drive? Lincoln Yards? Any West Loop/Fulton Market projects that are approved breaking ground?
The only concrete info I’ve been able to find was a recent comment from Related Midwest saying that they didn’t have an update on 400 N Lake Shore Drive, which… is really not the most exciting news :/ We will keep our eyes peeled and stay on the lookout for any murmurs of activity. I also visit each of these sites periodically to check on any signs of life — I’ll be sure to update too if I see anything!
Thanks Jack! I know there isn’t much breaking ground anywhere with so much uncertainty, high interest rates, high material costs, mayor race etc.. but there are so many exciting projects in the works. Hopefully we start to see some ground breakings this year still.
That is true – very interesting times! A lot of projects too such as Google + Thompson Center and LaSalle residential overhaul that could spur unforseen projects down the line
