Dual-Restaurant Renovation Coming to 1235 W Grand Avenue in West Town

Interior demolition permits have been issued as the first step in a double-restaurant renovation at 1235 W Grand Avenue in West Town. The project involves the removal of non-load bearing partitions, ceiling tiles, cabinetry, counters, and kitchen equipment as needed to prepare for the renovation and alteration of the spaces. The work will affect the basement, first floor, and second floor of the three-story brick building.

Chicago-based chef Stephen Sandoval plans to open the following restaurants at the site: Sueños and Diego. Sueños will be a fine-dining restaurant, while Diego will be a more casual eatery. The architect of the project has been listed as Chicago-based architect Luis Martinez.

The project site is located within walking distance of several bus lines, including Routes 8, 56, and 65. The Blue Line’s Grand station is also within close walking distance. The surrounding area is a mix of residential, commercial, and industrial uses, with several other restaurants, bars, and shops nearby to complement the new restaurants.

The general contractor for the project is Pazmino Masonry, with a cost of $22,000 for this initial demolition phase. While the restaurants are expected to debut later this fall, a concrete opening date has not yet been announced.
