New permits were issued earlier this week for a new four-story residential building at 1325 South Washtenaw Avenue in North Lawndale. The permit owner is listed as Ogden Talman A1 Residential LP and the permit indicates this will be owner-occupied. The project’s scope will include a total of 92 units across the four floors and an accompanying lot with 55 surface parking spaces. The planned structure will be erected on a vacant lot. Gary Kohn of SCB is the listed architect of record on the project.

The closest bus services are Route 18 and 157 and can be accessed at the Ogden & Washtenaw Stop which is a three-minute walk south of the property site. Douglas Park is near the property allowing for ample access to green space. There are a number of popular restaurants, grocery, and retail options in the area. The CTA Pink Line can be boarded at the California station which is a brisk 15-minute walk south.

James McHugh Construction Co is the general contractor for the $12 million project. An anticipated completion date has not yet been disclosed. YIMBY will update as information becomes available.

Towers-in-a-park without the towers. We need urban planners that actually promote urban qualities. All this low-rise infill with surface parking and green space in 2022 is asinine. Chicago should be better than this.
