Foundation work is progressing for Park Boulevard’s Phase 3B, comprised of two five-story residential buildings at 41 W 36th Street in Bronzeville. Replacing the former Chicago Housing Authority Stateway Gardens housing projects, this larger masterplan developed by Stateway Associates LLC will ultimately yield 1,316 residential units across both townhomes and apartments. This phase in particular will yield 80 total units, divided evenly into 40 per building.

Each building will contain two studios, 12 one-bedrooms, 25 two-bedrooms, and one three-bedroom residence. As far as affordability, 85 percent of the listings will be designated as affordable, tailored to applicants making 60 percent of the area median income or lower.

The buildings’ twin designs are by Johnson and Lee Architects, made up of a masonry and metal facade accompanied by large windows and corner balconies.

Closest public transit can be found for the CTA L Red Line via five-minute walk northwest to the Sox-35th Station. Additional trains are available for the Green Line via a five-minute walk northeast to the 35th-Bronzeville-IIT station. Metra rail access is also close by, with the nearest station a four-minute walk northwest to 35th Street/‘Lou’ Jones Station. Meanwhile, bus service for Routes 3, 29, 31, 35, 39 are all within a 10-minute walking distance.

The developer had received $6 million in Tax Increment Financing, with the total cost of construction reported to be $43 million for this phase. Walsh Construction is serving as the general contractor. Currently, a full completion timeline remains unknown.
