Move-ins have kicked off for 12 four-story townhomes, located at 1650 W Division Street in Wicker Park. Planned by Vermillion Development, the new construction represents the second phase and final phase of a broader development known as Alcove Wicker Park. The project represents Wicker Park’s largest new townhome and condominium development in 15 years.
Townhome sizes range from 2,895 to 3,475 square feet. Each townhome comes with four bedrooms, three full-sized bathrooms, a powder room, and a two-car garage integrated into the first level.
In-unit features include nine-foot-high ceilings in living areas and bedrooms, Copatlife Italian Cabinetry, and an additional first-floor room that can be used as either a den or guest bedroom. At the fourth level of each residence is a penthouse enclosure and a connected rooftop terrace. Townhome prices begin at $1.1 million.
Alcove Wicker Park’s previously-completed first phase at 1648 W Division Street involves a seven-story condominium building with 43 additional units. These three- and four-bedroom layouts span between 1,860 and 2,430 square feet, and are priced between the low $800,000s and $1.15 million.
Hirsch MPG is behind the design of both the townhomes and condo tower. Given the trapezoidal shape of the containing property, the site plan involves the tower on the east side, which is flanked by a central courtyard and the angled footprint of the townhome building.
As far nearest public transit, residents will have bus access via a two-minute walk east to Division, Ashland, & Milwaukee. At this three-way junction are stops for Routes 9, X9, 56, and Route 70. Underneath the intersection is additional CTA L Blue Line subway access.
Division, Ashland, & Milwaukee also provides a rich mix of shops, restaurants, and entertainment. Despite the proximity of this commercial core, both of Alcove Wicker Park’s buildings have been set back from the streets behind other buildings, thereby offering a greater sense of seclusion.
Precision Excavation & Demolition served as the general contractor, while @Properties Development Group is now handling both sales and marketing. Available units are now ready for immediate occupancy.

Now Robert Mosky should get his approval to build his 16 story building that Moreno approved and La-Spata revoked just to appease this townhome developer. This was a case of corruption and a broken city at its finest.
