Permits were issued earlier this month for a three-story, multi-unit residential building, situated at 1024 W Altgeld Street near the center of Lincoln Park. The filing’s listed owner is 1024 Altgeld LLC, with plans for two total dwellings, a basement, rear open decks on the first floor, and a rooftop deck area with pergolas and a stair enclosure. Residents will also have access to a two-car detached garage with a separate rooftop deck.

The development will replace a two-story frame residence, which was purchased for just under $880,000 last year according to a listing by Redfin. Christopher Boehm of 360 Design Studio is the architect behind the new construction, which will have a masonry design. No drawings or renderings have yet been revealed.

The property is located near several transportation options, including Fullerton Station via a five-minute walk southeast. The station offers service for the Red, Purple, and Brown CTA L lines, as well as bus stops for Route 74. Also nearby are bus stops for Route 8, which are located at Halsted & Altgeld via a seven-minute walk east.

Given the site’s central location, residents will find a host of nearby points of interest. Green spaces are readily available, the closest of which is the roughly three-acre Jonquil Park just to the north. To the east is an array of shopping and dining options along the N Lincoln Avenue corridor. Lastly, DePaul University’s campus and quad area is located just two blocks south beginning along W Fullerton Avenue.

Promised Land Development is serving as general contractor for the $776,250 project. Demolition permits have also since been issued for the current frame residence, with Evergreen Solution USA as the wrecking contractor. A full completion timeline has not been indicated.
