Brickwork, glass installation, and balconies are complete on the residential floors of 4309 North Lincoln Avenue in North Center. When construction was permitted to begin on the four-story, 12-unit building back in April 2025, it made no mention of any such outdoor spaces. And while we can’t tell from the sidewalk if there is an occupiable roof top, the decks on the north end south ends are prominent.

There remains significant work to do on the first floor, which was designated as unfinished commercial space in the permit. It is also to include six parking spaces and 28 bicycle spaces. In May, developer and general contractor Mangan Builders got a permit that authorized the expansion of the commercial area, and a passenger elevator permit came through in July. We have not seen renderings or floor plans of the building, but it is presumed a small lobby and mail room will be included at street level.

Mangan received a demolition permit for the small commercial plaza in March of last year; Precision Excavation tore the plaza down a month later. The demo permit stated that the rear wall along the alley would remain in place, and the existing “Flexi-Core” basement would be reutilized. Only a very small portion of the back wall has been retained, and it was difficult to ascertain if there was a basement here when foundation construction was underway. The new construction permit does not note that there is a basement here. New construction was underway by early August. The building is designed by Jonathan Splitt Architects.

  1. Handsome and a big improvement from the single story bldg

  2. Are the floors between the units concrete ?

  3. Another boring bland brick boxy building that is taking over Chicago. No details, cheap windows, no imagination. Sigh.

  4. Completely random but wonder why this site hasn’t mentioned the condo development on Milwaukee ave in Logan by the federales that is almost done. This site would have loved that they kept the original facade.
