A permit has been issued by the City of Chicago to build a replacement for the former Rita Rugs building at 3040 North Lincoln Avenue in Lake View. The single-story masonry building was permitted for demolition on February 17 of this year, with Carlos Group handling demo work at a reported cost of $35,000. On the way is a four-story with partial basement, nine-unit residential development from Pro Homes Incorporated of Summit, IL.
The permit came through on October 8, 100 days after its application start date of June 30. Its reported cost is $1.5 million. Pro Homes will handle general contracting duties themselves, using plans by Michael Cox & Associates. The residential units will occupy the upper three floors, while the first floor will contain one commercial space along the Lincoln Avenue frontage and an eight-car garage accessed from the alley at the back of the property.

Drawings depict a brick-clad building with large covered terraces at the front and smaller inset balconies at the rear; all nine units will have private outdoor space. A flat rooftop will not have an occupiable deck, but the fourth level is set back from Lincoln Avenue, and that setback space is where a shareable deck will be located. The permit specifies that the nine units will be rental apartments.

CTA bus service is available within two-block walks at North Ashland Avenue (Routes 9 and X9) and West Belmont Avenue (Route 77.) Another east-west line, Route 76, runs slightly farther to the south along West Diversey Parkway.
