A two-unit residence has been permitted for construction at 3035 North Spaulding Avenue in Avondale as a pending permit to tear down the existing home awaits. On Friday, October 2, the city authorized a two-story plus basement, two-unit frame building with a two-car detached frame garage. The permit entered the Chicago Data Portal on August 31; it came through after a 32-day wait with a reported cost of $500,000.

A developer using the name The Christiana Collection LLC is the recipient of the permit, with Pro-Plan Architects named as the architect of record and Wawel P.A. Inc of Park Ridge designated as the general contractor. Details include front wood stairs, a rear open wood porch, and six-foot wood and four-foot iron fences around the perimeter of the property. The same trio collaborated on homes one block away in the 3000 block of North Christiana Avenue, a project that began with the demolition of Our Lady of Fatima Church.
For the Spaulding homes, an existing single-family residence will require demolition before new construction can begin. Real estate records show The Christiana Collection closing on the property in June for $480,000. They submitted a demo application on August 26; that permit is still pending in the data portal. Upon its approval, Conrad Roofing of Illinois will be the demolition contractor.
