An August 10 permit issued by the City of Chicago allows for the construction of a three-story plus basement, two-unit residential building at 2624 North Racine Avenue in Lincoln Park. The recipient of the permit, Eirpol LLC of Hinsdale, is both the developer and general contractor, working with plans by architect of record Michael Cox & Associates. Permission came through a month and two days after its application start date, and includes a reported cost of $785,000.

Details of the home include an occupiable roof deck atop the third floor with a stair enclosure and pergola and rear porches on all three levels connected by a stairway. A detached two-car garage on the alley at the back of the lot will have a rooftop deck with a pergola of its own, accessed by an exterior stairway. It is presumed the finished units will be offered for sale as condos consisting of one duplex-down and one duplex-up, but that is not clarified in the permit.

A two-story frame residence on the site will require demolition, but no permit has yet to be issued to tear it down. While demolition permits are beginning to trickle back into the Chicago Data Portal, none are pending for this address. Real estate records show Eirpol purchasing the home, built in 1890, for $950,000 in May of this year.

Eirpol and Michael Cox & Associates have previously collaborated in Lincoln Park, including a three-flat at 1644 West Diversey Parkway and a six-unit building next door at 1648. Both were permitted in July 2022 and all units were offered as for-sale condos.

Residents of 2624 North Racine will live within three-block walks of the Diversey and Fullerton elevated rail platforms. East-west CTA bus service is available two blocks north and two blocks south, via Routes 74 and 76, respectively. North-south buses are located half a mile west and east via #9 stops at North Ashland Avenue and #8 stops at North Halsted Street.
