The first two permits have been issued for three three-flat residential buildings on the 3000 block of West Lexington Street in the East Garfield Park neighborhood. All three permits include the same specifications, and all three show application start dates of July 2, 2026.
The first permit came through on August 13 for the lot at 3009 West Lexington. It calls for a three-story building with three residential units, specified as apartments, with a reported cost of $640,000. Details include front open decks on the second and third levels and rear egress stairs. No basement is mentioned, nor is there a rooftop deck. Three parking spaces will be added on a concrete slab at the back of the lot, and privacy fencing will enclose the rear yard.

One day later, on August 14, a permit came through for 3015 West Lexington. It carries with it the same details as the first permit, but the reported cost is $725,000. A third permit remains pending in the Chicago Data Portal for 3011 West Lexington. Made Group LLC is named as the developer, with IW Capital LLC cited as the general contractor. Both entities are listed with the same physical address. Michael Cox & Associates it the architect of record.

All three lots are currently vacant. There are additional empty parcels immediately east at the corner with South Sacramento Boulevard, but there are no other pending permits for construction on this portion of the block. That corner has remained unimproved since a two-story brick mixed-use building at 734 South Sacramento which appeared to have been vacant for some time was ordered demolished by the city in July 2015. Residents of the new nine units will live within three blocks of several CTA bus routes, include #12 on Sacramento Boulevard, Route 52 west at South Kedzie Avenue, the #7 bus to the north at West Harrison Street, and stops for Route 94 to the east at South California Avenue. The nearest rail access point is for the Kedzie Blue Line platform about four blocks northwest at the Eisenhower Expressway.
