Second Residential Building Permitted For Roscoe Village Redevelopment On 3000 Block Of North Western Avenue

The second multi-unit residential building proposed for the 3000 block of North Western Avenue in Roscoe Village now has permission to begin construction. Following on the heels of a permit issued in June for 3045 North Western, 3041 North Western may now proceed thanks to its issuance on August 11.

This will be a four-story plus basement, six-unit building from developer Marat Liavitskyi, who received a permit for three units on June 15 for 3045. The newer building will a rear first-story terrace and a rear deck on the fourth floor plus front balconies on all four levels. A deck and stair enclosure will be added to the roof. On the alley at the back of the lot, a detached five-car garage will have its own rooftop deck, and a single-car garage will also be erected.

Hanna Architects designed the building; Titan Builders and Construction Inc of Kildeer, IL will be the general contractor. The same team is working on both buildings. The reported cost for 3041 North Western is $1,442,445. It is presumed the units will be condos.

Commercial buildings at 3045 and 3047 North western were permitted for demolition on June 3, with Builder Luxury slated to do demo work. It is likely that those demolitions have been carried out by now, and construction may be underway for the three-unit building.

Residents of the two new buildings will live a block away from CTA bus access via #49 Western Avenue buses, with X49 stops one block farther north at West Belmont Avenue. Route 77 buses are also available at Belmont, and can be used to connect eastbound to the Belmont Red/Brown/Purple Line elevated platform and westbound to the Western Blue Line platform.
