Demolitions Complete, Caissons Permitted For 1000 West Jackson Residential Tower

A caisson permit was issued by the City of Chicago on August 19 for the property addressed as 1022 West Jackson Boulevard in the West Loop. That allows Mavrek Development to begin construction on their 25-story apartment tower 1000 West Jackson. The caisson permit had been idling in the Chicago Data Portal since July 10, 2024, and it finally arrives with a reported cost just under $1 million. Skender will provide general contracting services, with Adjustable Concrete on board as the concrete contractor.

When the new permit came through, demolitions of two buildings at 1010 and 1016 West Jackson were done, and the adjacent surface lot on the east corner with South Morgan Street is cordoned off by construction fencing as well. Part of the asphalt has been scraped away, and it appears caisson potholing has been started, if not completed. The demo permits were both issued on July 1, with Taylor Excavation carrying out the teardowns. Their excavators remain on the property for site prep.

The full building permit for the Eckenhoff Saunders-designed development entered the data portal on the first of June, and was joined on August 7 by a pending permit for the Potain MD485 tower crane the will send this long-awaited project vertical. Mavrek’s 380-unit tower will include 76 affordable apartments, a 163-car garage, and more than 21,000 square feet of commercial space. An Aldi grocery store is planned for the ground floor of the three-level podium. Completion is anticipated in 2028.

1000 West Jackson shares the street corner with a stop for eastbound Route 126 CTA buses; the westbound bus stops one block south at West Van Buren Street. For north-south travel, the #8 Halsted bus is two blocks east. The Morgan Street entrance to the UIC-Halsted Blue Line platform is two blocks south at the Eisenhower Expressway.

    Not that its good design or anything, but tearing down a building less than 20 years old to build this is a special sort of capitalist waste. There’s literally parking lots across the street to build on first (yes I know, the owners probably won’t sell them).
