A pair of two-flat residential buildings were permitted this month to fill a vacant gap in the 11300 block of South Aberdeen Street in the Morgan Park neighborhood. Permits for 1353 and 11355 South Aberdeen were applied for on February 6 of this year. They were issued seven days apart, on July 13 (11353, a 157-day wait) and July 20 (11355, a 164-day wait) with reported costs of $500,000 apiece.

Aside from their issue dates, the two permits are identical. Each calls for a two-story plus basement, two-unit building with front concrete stairs, rear wood porches, and three surface parking spaces accessed from the alley behind the lots. Sanju Sharma is listed as the property owner, Pawel Gibas is the architect of record, and S28 Developers LLC of Lemont is the general contractor. It is not clear if the homes will be built simultaneously, or one at a time.

The development parcel is an empty plot mid-block between West 113th Place and West 114th Place. The south half, 11355, was improved with a single-story frame residence until it was permitted for demolition in December 2017. Street View images leading up to the demo show the Chicago Fire Department’s red X placard on the front, signifying that the building is vacant, and caution is to be taken should the need arise to enter. The home is gone in an image from summer 2018.

Local transit options, via Google Maps

Residents of the four new units will not have easy access to rail transit, but they’ll be one block away from east-west bus service via the CTA’s Route 115 bus along West 115th Street. Taking that bus eastbound to South Halsted Street leads to stops for Routes *A, 108, and the Pace 352 bus. Stations for the Metra Electric and Rock Island Metra trains are about a mile and a quarter to the west and south, respectively. A two-mile ride east on the #115 bus connects you with the Kensington Metra Electric station.

  1. The #115 will also connect to the Red Line Extension once that is completed.
