A demolition permit that had been pending since the end of March has come through for 2415 West Cortland Street in Logan Square, clearing the site for redevelopment. TBBM Management LLC of South Beloit is the recipient of the permit, which was issued on May 20. Forge Excavation & Demolition of Bannockburn is named as the demo contractor at a reported cost of $18,000.
A pair of new construction permits for the parcel have been pending in the Chicago Data Portal since last summer. The first calls for a two-story plus basement, two-unit brick-and-frame building with a roof-access penthouse and rooftop deck. There will be metal stairs on the front of the homes and a metal porch at the rear. A six-foot wood fence will enclose the property.
The second permit allows for a two-story brick-and-frame coach house. The first floor will have parking spaces for two cars, with a single dwelling unit on the second level. Urbanovision of Evanston is the architect of record, and PNC Builders Inc is designated as the general contractor.

The property appeared before the Zoning Board of Appeals in November 2025. Variations were applied for and approved to reduce the lot area from the required 3,000 square feet to 2,991 square feet, and to reduce the number of required offstreet parking spaces from three to two.
TBBM has owned and leased out the multi-unit building since purchasing it for $445,500 back in 2014. Real estate records indicate it was constructed in the early 1880s.

Route 56 Milwaukee Avenue buses and #49 and X49 Western Avenue buses are within a one-block walk. For east-west travel, the Route 73 bus makes stops two blocks north along West Armitage Avenue.
