Construction has topped out on a modest three-unit building at 1441 West Diversey Parkway on the northern edge of the Lincoln Park Community Area. None of the exterior finishes for the structure have been started, and none of the windows have been installed yet. At the alley, the lot is still open for access, with a detached garage to come once the construction crew no longer needs easy access to the residences.
Magnolia Assets LLC, an entity registered to an address in Illinois Center, received permission to build the three-story plus basement residence on September 29 with a reported cost of $900,450. That preceded a demolition permit issued on October 16 for a masonry home on the site built in 1912. Real estate records show the developer purchased the property in August of last year for $965,000. The lot had already been enclosed by construction fencing when the demo permit was issued.

The new building is a design by 360 Design Studio, and it is to include a detached three-car garage. Both structures are to be topped by roof decks, and there will be a rear porch at the first floor. The permit specifies a private rooftop deck for the homes, indicating that it may be for use only by the top-floor inhabitant. That could signify that these will be for-sale condominiums, though that has not been clarified. G. Corp is named as the general contractor, and their banner adorns the construction fence.

Residents of 1441 West Diversey will find bus stops for CTA Route 76 less than a block away at Greenview Avenue, where there is also a Divvy bike rack. One block farther west at Ashland Avenue are stops for Routes 9 and X9. The Diversey Brown Line platform is just over half a mile to the east, but the 76 bus can be used as a connection to reduce walking time.
