A permit to begin work on a new residential building at 1441 West Diversey Parkway in Lincoln Park was issued by the city on September 29. It allows developer Magnolia Assets LLC to erect a three-story plus basement, three-unit building they had applied to build just one month prior. The permit shows a reported cost of $900,450.

On October 16, a separate permit came through the knock down the 1912 two-flat currently that currently improves the site. Real estate records show the home was purchased in July for $965,000. A site visit the following day showed the property already surrounded by demolition fencing. Carlos Group is assigned the task of razing the structure and the garage at the alley.

The new building, with plans by architect of record 360 Design Studio, will have a rooftop deck designated as private, so it might be accessible only by the uppermost residents. A detached three-car garage will also have a deck atop the roof. The permit mentions a first-floor rear porch for the residences. G Corp is named as the general contractor. With demolition fencing already erected, it is presumed construction will begin post haste. While not specified, it is presumed these will be for-sale condos.

Residents of 1441 West Diversey will find bus stops for CTA Route 76 less than a block away at Greenview Avenue, where there is also a Divvy bike rack. One block farther west at Ashland Avenue are stops for Routes 9 and X9. The Diversey Brown Line platform is just over half a mile to the east, but the 76 bus can be used as a convenient conveyance to the station.

I see a some potentially major settling issues on the exterior. No photos of the interior on the listing so it was probably a teardown.
Bob Ross would call those happy little fractures. No need to fret about those. They settle themselves.
Anyone else notice that all the houses with their own portopotties in the back are being demolished?
I just hope they cleaned up that brick for reuse. They don’t make brick that nice anymore.
