A permit has been issued by the City of Chicago to replace a multi-unit, 1884-built structure at 1506 North Hudson Avenue in the Old Town neighborhood that was demolished last fall. Assigned to the address of 1504 North Hudson, the new permit came through on March 4 after a wait of 336 days. It cites a reported cost of $2,125,200 for the work to be done.

The New York City-registered entity of 1506 N Hudson LLC is named as the developer, with Hemal Purohit listed as the architect of record and Treewright Construction Services LLC of Aurora, IL assigned to general contracting duties. They’ll construct a three-story plus basement masonry structure containing seven dwelling units. Details include front decks on all three floors and rear balconies on the second and third levels. A roof deck will top the third floor. Three surface parking spaces are to be added, with no mention of replacing the frame garage included in the building’s demolition permit. It is presumed these will be rental apartments.

The previous structure was permitted for demolition on October 6 of last year. Real estate records indicated the New York LLC paid $1,025,000 for the property, purchasing it from another LLC that acquired the building in 2019. Builder Luxury of Willowbrook was tasked with demo duties at a reported cost of $20,000.

CTA bus service is also available within a block’s walk via Route 72 along North Avenue to the north and #37 buses east on Sedgwick Avenue. A five-block walks east leads to the south end of Lincoln Park and its array of outdoor activities. Available park side buses include Routes 22, 36, 151, and 156.
