Three new units have been permitted for construction on the vacant lot at 6632 South Drexel Avenue in Woodlawn. Citing Park Royal Development of Oak Lawn as the property owner, the permit was issued after a two-month wait from its application date of January 8. It includes a reported cost of $440,000.

Designed by Charles Schwartz, the three-story masonry building will not include a basement. There will be a concrete patio in the back yard, and a steel stairway will connect steel decks on the two upper floors. A three-car garage will be erected on the alley accessed from East 67th Street to the south and East Maquette Road to the north. Crown Construction Company, also of Oak Lawn, is the general contractor.

This is the fourth recent three-flat project for the development trio. They completed a building one block north at 6546 South Drexel in last year that sold in November 2025 for $923,000. In February of last year, they got two permits for 4932 and 4934 South Champlain Avenue in Grand Boulevard. The most recent Google images show those two building under construction, and they are listed for sale for $1.251 million apiece.

Crown Construction is erecting their own three-unit building just up the block at 6621 South Drexel. They got their permit on September 4 of last year. Charles Schwartz is the architect of record for that home.

6632 South Drexel is located five blocks south of the end of the Green Line train route at East 63rd Street and South Cottage Grove Avenue. The CTA’s Route 67 and N5 buses stop one block south along 67th Street. For north-south travel, #4 and X4 buses stop two blocks to the west on Cottage Grove Avenue.

    Shocked at how the Little Village proposal from a few days ago gets slagged in the comments because the “architecture is so bad.” Yet crickets on this 3 flat which has much worse architecture. Bland, clunky, less cohesive hierarchy of materials, etc.

    • It’s serviceable. I liked the Little Village one much better, for what it’s worth. That looked more Pacific Northwest meanwhile this is standard Chicago builder-grade slop.
