Construction Permit Issued For 78 Units At Larrabee And Oak Streets In Near North Side

A permit issued by the City of Chicago on March 18 allows construction to begin on a seven-story, 78-unit residential development at Oak and Larrabee Streets in Near North Side. Proposed as 547 West Oak Street, the permit uses the address of 955 North Larrabee. It came through with a reported cost of $36,887,188 following its application date of  November 20, 2023, a processing time of 849 days. The all-in-one full building permit includes concrete piles for the structure’s foundation.

The new building is a design by Pappageorge Haymes Partners, and will be developed by the team of Brinshore Development and The Michaels Organization working together as the entity of Oak-Larrabee LLC. Units are expected to range in size from studio apartments to three-bedroom layouts, and 54 of them will be designated as affordable for those earning 30 to 80 percent of the Area Median Income. The remaining 24 units will be offered at market rate.

All dwelling units will be situated within the upper six levels. The ground floor will include a 39-space parking garage, storage for 45 bicycles, a community room and fitness center, and the residential lobby. A second-story outdoor terrace will be featured atop the garage. Renderings depict a precast concrete façade with light stone and dark metal accents. AT Mechanical of Melrose Park is named in the permit as the general contractor. No concrete contractor is mentioned.

No timeline has been announced for the start of construction and the first tenant occupancy. Earlier plans for the project anticipated a 2024 start date with an opening this summer.

Tenants of 547 West Oak will live within two-block walks of the CTA’s Route 66 bus to the south, which is rerouted for the Halsted Viaduct project for now, but that work will be completed before these apartments are inhabitable. The #70 bus is two blocks to the north and Division Street and the 37 Sedgwick bus is two blocks to the east. Route 156 buses are located farther east at North LaSalle Street. The Chicago Brown/Purple Line elevated platform is just over half a mile southeast at Chicago Avenue and North Franklin Street.
