Plans Revealed For Residential Development Near 606 In Bucktown

Plans have been revealed for a new residential development at 1820 North Winnebago Avenue in Bucktown. Located at the intersection with West Moffat Street, the wedge-shaped lot currently sits vacant just steps away from the 606 trail and the recently announced 1801 Winnebago, which also received new renderings.

Chicago-based developer KMW Communities is behind the project, with architecture firm Eckenhoff Saunders Architects leading the design. The building will rise five stories and reach approximately 55 feet in height, comparable to others in the vicinity. The structure will hug Winnebago Avenue but be inset on the other sides to create private and shared patios.

The ground floor will contain six parking spaces accessed from the alley, a shared patio at the street corner, a small lobby, and several units. The upper floors will include the remaining residences, bringing the total to 30 units: four studios, 22 one-bedroom units, and four two-bedroom layouts ranging from 553 to 1,036 square feet. Of the total, six units will be designated as affordable.

Select units will feature cantilevered balconies, and all residents will have access to a shared rooftop deck. The building will be clad in a mix of light brown brick with wood-finished panels accenting the entrance. The project will require rezoning as well as environmental remediation, as the site was previously home to a gas station. No timeline has been announced.

  1. Really handsome project! Annoyed I did not hear about this before the meeting. Block Club obviously only quoted some dumb NIMBY lies, as usual.

    Curious why they didn’t make that corner unit on the ground floor a 2 bedroom layout given how oversized that 1 bedroom layout is, & the extra wasted space in the hallway outside the unit.

    Otherwise, I love this. It is great infill project that properly evolves the housing typology that dominated this area pre automobile dependency.

    • Probably wanted to stack with units above, and would be too awk squeezing a 2nd bedroom in there near the entry. Leaves enough room for a little office nook or something, i like that layout.

  3. This is what we need a lot more of. It’s pretty much perfect. Creatively handsome project, functional, high quality, appropriate density for its context, low amount of space wasted on car parking for a transit-rich location.

  5. Great proposal. Happy to see a 5-story development, brick and what appears to be more architecturally appropriate windows. Also, minimal parking, however I bet that gets adjusted due to the rezoning required.

    So happy to see so much added density to this area.

  6. Good project. I’m in favor of increasing the number of larger units to accommodate families. If we want to keep families in the city, developers need to start building for them. I’ve heard that it’s working in Vancouver, BC and wonder why we can’t do it here, since we already have the bones for it.

  7. Great Looking building! The City Needs more housing to improve the supply side of the equations, which will help affordability in the area and across the city. We also need the economic benefits that supports jobs and expansion of the tax base. Props to the Alderman that understands we need to build our way out of City’s budget and housings problems? Congrats

  8. This will be an appropriate contextual building on the corner of this block. The city need to proactively approve buildings that will support the regional economy and increase the housing supply, which will result in more job, expanded tax base, and improved density…and help with affordability- more supply !
