Foundation work is underway for Club Grace, a residential development at 1801 West Grace Street in North Center. Demolition of the one-story industrial shed on the site wrapped up in December, and last week, an excavator was spotted getting the digging started.

Permits for the property were issued last year, with construction approval granted in February, followed by demolition in July, so it took some time to get this one going. But going it is, with a five-story, 62-unit building by Jonathan Splitt Architects on the way. Moments Notice Services is the general contractor, with the entity of NL 1801 Grace Owner LLC & Grace Propco LLC named as the property owner.

Club Grace is projected to cost just under $24 million to build, with last year’s construction permit accounting for about half of that total, at $12.2 million for its reported cost. Details for the residences include 31 parking spaces; 20 of them will be in a garage on the ground floor, and the other 11 will be outside under cover. There will be storage for 62 bikes, a roof deck atop the fifth floor, and inset balconies for most units. The structure will include a basement level. With work now underway, and assuming an 18 to 24-month construction timeline, that would project to a late-2007 or early-2028 opening for first move-ins.

The best vantage points to watch construction are from the Metra UP-N train in the morning (looking west) and a CTA Brown Line train in the afternoon (looking east.) At those times of day, the sun is on the opposite side of the train, so it won’t hit the dirty windows and mess up your view.

    Should be taller (FIRST!)

    • Well I believe it should have less parking (FIRST!)

    • Yea I said that before. Considering it’s between 2 rail lines it should be a couple more floors bringing 90+ unit count. Unless nimbys complain about blocking their views of the railroads. Just down Grace street at Lincoln us a stop mall retail surrounded by parking lot.
