Just two months after three adjacent lots on South Prairie Avenue were approved for three-flat construction, another vacant parcel on the block will get three new residential units. On February 10, the City of Chicago granted approval for a three-story, three-unit building at 4623 South Prairie Avenue in Grand Boulevard.

Developer Jacob Da Builder, carrying on the work of founder Jacob Dochee after his untimely death in 2017, applied for a permit to build here on November 19 of last year, and the permit came through with a reported cost of $619,950. They will also do the general contracting work, using designs drawn up by Hanna Architects. Plans call for a rear patio at grade and rear porches on the second and third floors, connected by a common stairway. A concrete pad at the back of the property will hold two surface parking spaces, accessed from the alley beneath the passing Green Line tracks.

One year ago, we highlighted another collaboration between Jacob Da Builder and Hanna Architects when the city issued a permit to erect a three-flat at 4827 South St. Lawrence Avenue. That building has been completed, and has an active listing at $1.395 million. In 2023, the same duo received permits for a pair of three-flats on South Langley Avenue in Bronzeville. 4605 South Langley has been sold, and 4634 South Langley is currently listed for sale.

Residents of 4623 South Prairie will live one block away from the 47th Green Line elevated platform at East 47th Street and Prairie Avenue. The Route 47 bus makes stops at the south end of the block next to the L platform, and for north-south travel, the Route 3 bus is available two blocks east at South King Drive.
