Renderings Revealed For Bucktown Development

New renderings have been revealed for the residential development at 1801 North Winnebago Avenue in Bucktown. Located next to the 606 Trail, the project would rise just steps from 1820 Winnebago, announced earlier this week. The reveal comes as a new Trader Joe’s has also been announced nearby at 2053 North Milwaukee Avenue.

Led by a local LLC, the development was originally covered a few weeks ago when it was first announced. Now, the developer, along with designers Red Architects, has submitted plans to the 32nd Ward for approval ahead of applying for rezoning. The project would rise four stories and approximately 51 feet in height.

The ground floor will include a small lobby off Winnebago Avenue, along with a mail room and a 23-space parking garage at the rear, accessed from Bloomingdale Avenue. The floors above will contain 30 residential units, made up of nine studios and 21 two-bedroom layouts ranging from 408 to 1,096 square feet. Of the total units, 20 percent will be designated as affordable.

The white brick–clad proposal will need city approval before moving forward, though a timeline has not been announced. Nearby, the new Trader Joe’s is set to replace a former CVS location near Concord Music Hall. That project would redevelop the entire plaza and include 12,000 square feet of additional retail, further contributing to the area’s ongoing densification.

  1. It’s just a render but it looks like the Trader Joe’s will retain the same footprint. As long as Robin Williams is safe I’m down with it. With the alderman’s backing and the same developers who did the Green Exchange on Diversey the Congress is back on track – again. Now maybe that shack next to Chicago Lock will get a makeover.

  2. Brick work actually looks pretty nice! Still think this is too many parking spots for rental apartments, but whatever. Again– happy it’s not a self storage facility.

  3. Why so much parking right next to the L track 23 spots for 30 units, and it’s down the block from the station. This should’ve been a higher T.O.D. with a couple more floors maybe 20 more units.

    Wow that looks so much better rendered in the color than the pencil drawing of the other post.

  5. Great to see the brick. Parking should be reduced and the bottom floor should not be a white brick wall. That’s just asking for graffiti.

    THE HALLWAY KITCHENS IN THE SW 2BR WILL BE A HARD SELL.

      3 of the units have that hallway kitchen.

      Especially bad for the ones with the “office” door opening directly onto it. “sorry, my spouse is cooking something, can you repeat that last part?”

  7. Why not move the TJ storefront up to the sidewalk/street and put the parking in the rear? The rendering looks like a suburban strip mall. Put the store facade at the sidewalk, not cars!
