A large vacant lot on South Prairie Avenue in Washington Park will be improved by three-flat construction, courtesy of a permit the city issued on January 7. While there remain several lots empty at the site, the first permit is a step forward. The application date shows as November 12, and it came through 56 days later with a reported cost of $450,000 for the work covered by the permit.

5302 South Prairie Avenue will be a three-story, three-unit frame construction with no basement. Details include a rear open egress stairway and fencing surrounding the property. Three parking spaces on a concrete slab will be added at the alley, accessed from 53rd Street. The permit names Markus Walthall as the property owner, Kathryn Shahbaz Obrien of Lincolnwood as the architect of record, and Reliable Home Remodeling & Construction Company as the general contractor.

Three of the four corners on the intersection of South Prairie and East 53rd are vacant and ripe for development. The plot of land directly across the street on the east side of Prairie Avenue was the site artist Amanda Williams’ “Redefining Redlining” red tulip art installation back in the spring of 2023.

Residents of 5302 South Prairie will be an equidistant walk of two blocks from the Garfield and 51st Green Line elevated train platform. The Garfield Red Line station is also nearby at the Dan Ryan expressway. CTA bus routes 3, 15, 29, and 55 make stops within a four-block walk, with the Garfield Boulevard #55 available as a connection to the Red Line.
