A 115-year-old greystone currently under renovations at 3726 North Racine Avenue in Lake View now has permission to replace a demolished garage with a two-story, three-car garage with an Additional Dwelling Unit on the second floor. A new construction permit, applied for on August 5 of last year, was issued by the city on January 13, and it includes a reported cost of $150,000.

The new construction permit follows on the heels of a renovation permit issued to the same property on September 30, 2025. It allowed work to begin on interior alterations of the three dwelling units inside the three-story plus basement building. It also included a new three-story frame addition at the rear of the existing structure with wood porches and stairs on all three levels. That permit came with a reported cost of $300,000. The developer of the property is named as 3726 Racine LLC, with Red Architects designing both projects and MGS Construction Inc of Prospect Heights handling general contractor duties.
MGS is was also the contractor listed on a demolition permit for the existing frame garage, which was permitted for demolition on September 26, 2025. That structure has since been razed. Real estate records show the LLC purchased the 1910-built home in July of last year for $900,000. It is not clear at this time if the three units in the original building and the ADU above the new garage will be rental apartments or for-sale condos.

3726 North Racine is one block west of Wrigley Field, steps off the vibrant Clark Street nightlife corridor. The #22 Clark bus makes stops one block east at Clark Street and Waveland Avenue, and #152 buses are available one block south at Addison Street. The Addison Red Line elevated platform is about three blocks southeast.
