A permit for new construction has been issued for 1355 North Dean Street in Wicker Park. Variable Properties LLC submitted an application for the development on April 28, and it came through on December 1st with a reported cost of $1.6 million.

The permit calls for a three-story plus basement, six-unit building topped with a roof deck. There will be decks on the front of the units, and a stairway connecting decks on all three levels in the back. An attached six-car garage at ground level with one ADA space will also have a deck atop its exposed roof.

A demolition permit for the existing residential building will be required but has not yet been issued. The lot next door at 1357 is already vacant and used for parking, thanks to a demolition permit issued in October 2020. Next to this lot is an alley running perpendicular to Dean Street. It is presumed this will provide access to the garage. Variable Properties will act as their own general contractor, with plans drawn up by its affiliate, Vari Architects. It is not know if the units will be for rent or for sale, but the ample outdoor spaces and one-to-one parking ratio point towards condos.

1355 North Dean Street is located within a three-block walk of the Division Blue Line subway station. Stops for the Route 56 bus are less than a block away on Milwaukee Avenue, while Routes 9, X9, and 70 are available three blocks away at the junction of Ashland Avenue, Milwaukee Avenue, and Division Street.

The city parcel map online shows this as a lopsided hockey stick shape spanning from Dean to Paulina. As opposed to the rectangular shape shown in the maps in this article.

Since there is no zoning change being processed, & they are building 6 units as of right in an RT-4 district, then it would seem this project will need to include more than just the two parcels on Dean (1 of which is contiguous with 1410 N Paulina from a parcel standpoint) since those together are only ~4,200 sf & that would only allow for 4 units in an RT-4.
