Plan Commission Approves 90-Units In Bronzeville

The Chicago Plan Commission has approved a new multi-building residential development at 3746 to 3766 South Michigan Avenue in Bronzeville. Initially revealed in October, the project will replace a large vacant lot just south of the intersection with East 37th Place and near Guaranteed Rate Field.

The development is being led by Capricorn Design + Build LLC, along with Hanna Architects. Vacant for just over two decades, the 47,000-square-foot lot will be divided into four subareas, allowing the project to potentially be built in phases. Each subarea will contain a four-story building rising approximately 52 feet in height. The buildings will each be clad in a different color of brick and feature slightly varied roof styles.

Two of the buildings will contain 22 units, while the other two will contain 23 units, for a total of 90 residential units. The mix will include 19 one-bedroom and 71 two-bedroom units, with 18 units designated as affordable. Each building will include 14 parking spaces, split between a small basement garage and spaces along the rear alley. There will also be a shared rooftop deck atop each structure.

The buildings will feature balconies along both the front and rear façades, drawing inspiration from Chicago’s traditional six-flats. The overall project is expected to cost approximately $24 million and will still require City Council approval before construction can begin. If all goes according to plan, the development team hopes to begin permitting next spring and deliver the first units by the end of 2027.

  2. I hope this is a highly profitable venture for these developers, because if so we will hopefully see more developments like this in the south lakefront neighborhoods

    • It’s definitely not “over-improved” for the area. Bronzeville has been growing a solidly middle-class to upper middle-class African American community for decades now. This isn’t the first substantial development in Bronzeville nor will it be the last.

    Hire these people to build “affordable housing”! It appears they actually know how to do it, unlike all the City Hall sponsored affordable housing developers out there.

    • Exactly, but we all know that the city hall sponsored affordable housing projects are just a huge payout to the friends and buddies of city leaders, all covered by the taxpayer. That’s plainly obvious
