Morgan Park Commons Approved By City Council

The Chicago City Council has approved the master plan and first phase of Morgan Park Commons at 11400 South Halsted Street in Morgan Park. Located at the corner of West 115th Street, the development will replace a now-demolished Jewel Osco plaza and received Plan Commission approval just under a month ago.

The multi-phase, mixed-income proposal is being led by a team consisting of the Far South Community Development Corporation, Preservation of Affordable Housing, and DL3 Realty. The first phase will consist of two mixed-use buildings along Halsted Street, each set to rise five stories and connected by a small pedestrian plaza around an extension of West 114th Place.

Each building will include 35 residential units, comprising three studios, 15 one-bedroom units, 15 two-bedroom units, and two live/work units on the ground floor. The development will share 81 parking spaces split between two rear lots. The northern building will also include 1,193 square feet of commercial space along the plaza.

The buildings will be clad in a mix of brick and precast panels and are being designed by Lamar Johnson Collaborative. The remainder of the 12-acre site will accommodate an additional 174 units to be built in future phases, all of which will have access to a new two-acre park on the west end of the site, connected to the Major Taylor Trail.

The park will include its own parking lot, a new performing and culinary arts community center, and various outdoor spaces. With approvals in hand, the development team is working to close on funding for the $65 million first phase, with plans to break ground next fall. However, no timeline has been announced for the subsequent phases.

  1. I would like to get an application for housing

  2. Unfortunately, there is very little large-scale commerce along that strip of S Halsted Street. With that many new residents coming to the area, and the area being a fresh food desert, this needs to be addressed. No one calls 115th/Halsted, Morgan Park, by the way. It’s Maple Park.
